International Construction Consortium Ltd., marked a major milestone with the unveiling of the 3D architectural scale model of its newest luxury residential project at the Bay One Residences Colombo sales gallery in Port City.
The event also celebrated the strong market response, with approximately 50% of units sold since the launch earlier this year.
The event attracted a significant number of prospective buyers, industry stakeholders, and existing investors. The architectural scale model served as the centerpiece of the showcase, presenting meticulously crafted miniature representations of the project. Moving beyond floor plans and digital renderings, the showcase offered a clear view of the residential layout, and the integrated lifestyle envisioned for the completed project. Those present were able to closely examine the landscaped surroundings, facilities, and architectural detailing of the 17-storey Marina front tower, reflecting ICC’s emphasis on design precision and experiential real estate presentation.
Bay One Residences commenced construction in January 2026, becoming the first residential scheme to break ground within the Port City Colombo Special Economic Zone (SEZ). This project is designed to accommodate 231 spacious residential units and 291 parking spaces. Unit sizes range from 69 to 799 sq.m, comprising one to four-bedroom apartments and an exclusive penthouse.
Residents will have access to an extensive suite of lifestyle and wellness amenities, including an infinity-edge swimming pool, a gymnasium and fitness centre, a squash court, a yoga deck, a dedicated kids’ club, a restaurant, a reception hall, and direct access to the marina and promenade. The location within Port City Colombo offers residents direct access to the Yacht Harbour, beaches, water sports facilities, and lifestyle attractions. The development also provides close connectivity to Colombo’s expressway network, the Port of Colombo, and Bandaranaike International Airport.
The development also incorporates advanced smart-living technologies, including automated service robots to facilitate secure in-building deliveries, personalised concierge services, on-call maintenance support, advanced security infrastructure, and a centralised building management system designed to provide a seamless residential experience.
Sustainability remains central to the project’s design approach, with energy-efficient systems, rainwater harvesting infrastructure, biodegradable waste management solutions, and environmentally certified construction materials incorporated throughout the development to reduce its long-term environmental footprint.
ICC brings over 45 years of industry experience to the development, having completed more than 220 projects across residential, hotel, and commercial sectors. As one of the few companies in Sri Lanka to operate as both developer and contractor, ICC maintains direct oversight across design, construction, and delivery. Building on this strong foundation, Bay One Residences Colombo is progressing at pace, and with foundation work already underway, the project is expected to be completed by January 2029. The unveiling of the architectural scale model reflects confidence in the project timeline and reinforces its position as a leading luxury development in South Asia’s real estate market.
