LuxuryProperty.com has announced a strategic partnership with Sabina Karunanayake, who will lead the company’s expansion in Sri Lanka as Country Head – Sri Lanka.
The partnership represents more than the establishment of a conventional real estate office.
The ambition is to create a two-way international luxury property platform — bringing international buyers and investors to exceptional real estate opportunities in Sri Lanka, while connecting Sri Lankan clients with prime property opportunities across LuxuryProperty.com’s global network, including major international markets such as London, Dubai and New York.
LuxuryProperty.com Sri Lanka will work with selected developers, property owners and investors to represent exceptional residential and development opportunities across the island, including luxury residences, beachfront property, branded developments, land and selected investment opportunities.
At the same time, Sri Lankan clients will gain access to international property opportunities through the wider LuxuryProperty.com network — whether seeking a second home, overseas investment, lifestyle property or exposure to prime international real estate markets.
The business is therefore not intended to operate as a traditional local brokerage focused principally on domestic transactions. Its purpose is international connectivity: bringing the world to Sri Lanka and taking Sri Lankan clients to the world.
For LuxuryProperty.com Founder and Chairman Jason Hayes the expansion into Sri Lanka carries personal significance.

Hayes said Karunanayake’s experience was central to the company’s plans.
“Sabina is entrepreneurial, commercially astute and has genuine experience in developing and positioning exceptional property. She understands Sri Lanka from the inside, but she also thinks internationally. That combination is exactly what we were looking for. I am delighted to be partnering with her as we establish the business in Sri Lanka.”
A Czech national with a Bachelor of Laws (LLB), Karunanayake relocated to Sri Lanka in 2016 and has since built a career spanning real estate development, hospitality, marketing, investor relations and luxury property.
She is a co-founder, shareholder and Executive Director of Serenia Ltd., the developer behind the Radisson Collection Resort Galle, a $50 million luxury beachfront development in Talpe comprising 108 hotel keys and 40 branded residences.
Her experience includes development strategy, international sales and marketing, investor relations, and the positioning of branded hospitality and residential projects for international markets. She has also been involved in a broader pipeline of luxury hospitality and residential developments across Sri Lanka. That developer-side experience will form an important part of the new LuxuryProperty.com operation.
Commenting on the partnership, Sabina Karunanayake said: “This is not about creating another real estate agency in Colombo and doing the same local deals under a different name.
