Kerner Haus signs fourth property management agreement, expands to Kandy

Kerner Haus Global Solutions PLC has entered into its fourth property management agreement, marking its first expansion outside Colombo with a commercial property located in Katukale, Kandy.

The company said its Board of Directors has approved the execution of a Property Management Agreement with RKS 17 Holdings (Pvt) Ltd, effective from 1 February 2026.

The agreement relates to the management of a commercial property in Katukale, with an estimated annual management fee of Rs. 12 million.

The Company said the agreement represents a strategic extension of its asset-light management model, with Kandy identified as a growing regional commercial centre. With this addition, Kerner Haus will manage four properties across premium locations, with a combined estimated annual management fee income of Rs. 60.1 million.

The Katukale property is expected to accommodate approximately 436 office seats, increasing the Company’s total managed capacity to around 1,876 seats.

Kerner Haus noted that Kandy is increasingly attracting business activity as capacity constraints emerge in Colombo, supported by improving connectivity, including the Colombo–Kandy highway, and ongoing urban development. The location is positioned to cater to demand from business process outsourcing, knowledge process outsourcing and international small and medium-sized enterprises seeking office space in regional centres.

The property will be operated under the Kerner Haus brand as a fully serviced office facility, offering move-in ready workspaces with integrated services such as utilities, internet, maintenance, security and operational support.

The company said the agreement aligns with its Phase 1 strategy of scaling management operations, generating recurring fee income and building operational capability, while laying the groundwork for potential future acquisitions.

Kerner Haus shares ended flat yesterday at Rs. 537.75.
