Colombo land values rise 10.6% in H2 2025: CBSL

Land values in the Colombo District continued their upward trajectory in the second half of 2025, with the Land Valuation Indicator (LVI) increasing by 10.6% year-on-year (YoY) to reach 261.9, the Central Bank of Sri Lanka (CBSL) said yesterday.

The Statistics Department of the CBSL noted that the increase was broad-based, with all three sub-indicators, residential, commercial and industrial, recording annual gains during the period.

The Residential LVI rose by 12.4% YoY to 273.1, while the Commercial LVI increased by 11.3% to 260.6. The Industrial LVI registered a comparatively moderate increase of 8.0% YoY to 251.9.

On a semi-annual basis, the overall LVI recorded a 2.1% increase in the second half of 2025 compared to the first half of the year. Residential and Commercial segments posted stronger semi-annual growth relative to the Industrial category.

CBSL data show the overall LVI rising from 256.4 in the first half of 2025 to 261.9 in the second half, continuing the steady upward movement observed since 2023.

The LVI, which is based on 2017 H1 = 100, is compiled using average per perch bare land prices obtained from the Government Valuation Department on a semi-annual basis. The index covers all 13 Divisional Secretariat divisions in the Colombo District and represents the simple average of the Residential, Commercial and Industrial sub-indicators.

The CBSL noted that the Land Price Index (LPI) was renamed as the Land Valuation Indicator (LVI) effective from the second half of 2019, with the series revised in June 2022 following methodological updates by the Government Valuation Department.
