Premier multi-sector general contractor, the International Construction Consortium’s (ICC) unique housing development project ‘Mount Clifford Range,’ Homagama stands tall in Sri Lanka’s real estate space as an affirmative success story with all units sold within six months of the launch date.
Strategically nestled in the fast booming city of Homagama, the ‘Mount Clifford Range,’ developed in collaboration with the Government, is acknowledged as a venture that has been intelligently executed to ensure the country’s middle income segment are presented with realistic opportunities to procure a stake at what can be called one of Sri Lanka’s innovative vertical living concepts.
The economical Mount Clifford Range is developed across 12 acres of land in Homagama and entails 43 four storey buildings, housing a total of 688 ‘walk-up’ apartments. The tastefully architected units are of 640 sqft each and comprises of two bedrooms, a living and dining area, kitchen, a bathroom and a balcony.
Priced at only Rs. 5 million per unit, the Mount Clifford Range effectively paved the way for middle income earners to invest in real estate located close to the capital city at nominal rates.
Developed with the aim of uplifting the housing requirement standards of middle income earners, the housing project was carried out in affiliation with the National housing and Development Authority (NHDA) under the ‘Samata Sevana’ initiative. Making the project an instant success was its plethora of offering that outweighs the value of money. Integrating convenience to home owners, the Mount Clifford Range features a well-equipped gymnasium, swimming pool, community centre, a jogging track, a mini market, and ample parking. A mix which is a rarity in most budgeted development projects.
A city within a city, the housing scheme is a stone’s throw away from the strategic development drive of Homagama. Whilst located in Sri Lanka’s ‘Technology Hub’, Homagama is well on its way towards a higher growth trajectory with the Megapolis having planned for the city a series of infrastructure developments, out of which one is to make it the ‘satellite’ city of the nation.
Making it a worthy investment for rental is the Mount Clifford Range being located only 2 KM from the Homagama town and four KM from the Kottawa Southern Expressway. Furthermore, it is minutes away from University of Sri Jayawardanapura Faculty of Engineering, University of Moratuwa Institute of Technology, and the NSBM Green University amongst others.
The project that kicked off in mid-2016 saw its first phase reach completion earlier this year and 336 units are slated to be handed over to owners by end June, whereas the second phase is geared to reach completion by 2020.Following the overnight success of walk-up apartments, the ICC is gathering pace to embark on a newer and improved project under the ‘Mount Clifford Residence’ brand, which will be developed at the vicinity of the much sought-after ‘Mount Clifford Range’. The new development, an upgrade from the near completed project, will be handled exclusively by the ICC and is expected to kick off in the coming weeks.
