Fairway Holdings, a name synonymous with quality luxury apartment developments, launched their sixth large scale apartment project, in Koswatta, Battaramulla on Sunday 1 November. 

An ‘Open Day’ was held on this day for all prospective homeowners to meet the Fairway team at the site and discuss their requirements. The project is situated in close proximity to Battaramulla and Sri Jayewardenepura suburbs with ready access to a host of amenities. 

Fairway Koswatta is the second project under the Urban Homes brand by Fairway Holdings, the first being Fairway Galle. These developments are focused on offering affordable luxury home options targeted at the upper middle class segment seeking an urban lifestyle. Fairway Urban Homes will offer above average facilities within these developments including full length swimming pools, gym, function halls, games activity rooms, kids play areas, roof top terraces in addition to all other standard facilities. 

One of the most important aspects of these developments will be the ability for sustained management and maintenance of these buildings due to the optimal scale of the overall development. This ensures that the homeowners of the apartment complex will have the financial means of managing and maintaining the building from the management fees collected from the 256 home owners. Such developments are also able to accumulate a substantial sinking fund required for periodic refurbishments of the building and its common service systems. 

The bottom line of all this is that unlike in a smaller scale development, the homeowners of Fairway Urban Homes will enjoy a well maintained home and be assured of a sustained growth of their investment over time.

Fairway Koswatta was designed by Architect Mohan Silva of Avant-Garde Urban Design Partnership and will be constructed by MAGA Engineering Ltd., which is one of the leading construction companies in Sri Lanka. In keeping with the trademark design style of Fairway, the Koswatta project will follow the same straight-line and minimalist design principles, optimising interior spaces while offering an uncluttered and clean exterior finish. 

The project comprises of 256 two and three-bedroom apartments, with five penthouses on the 19th and 20th floors. Each apartment floor has 16 units and will be serviced by four elevators. All apartments are laid out to optimise usable space and the design provides ample natural lighting and ventilation. While all master-bedrooms are furnished with air-conditioning, all other living areas are fitted with fans. The kitchen comes complete with imported cabinets, washing machine, oven, hob and hood, and has been designed for convenience and practicality. 

Each floor has access to the garbage disposal chute with a temperature controlled collection point on the ground floor and 24-hour security is provided to the premises. In addition, all apartments have main water and LP gas supply on tap. A state-of-the-art sewage treatment plant with outflow recycling is available with rainwater harvesting for gardening.

Construction of Fairway Koswatta is scheduled to commence in November this year and offers apartments ranging upwards from Rs. 15.5 million. An apartment could be reserved with an initial deposit of Rs. 100,000 and flexible interest-free payment options are available for the duration of the construction period of 30 months. Additionally, bank loan facilities will also be available for interested homeowners.
